What Guyana's Record October Means for Property

By Darren L. Buckner•November 6, 2026

Guyana welcomed 47,726 visitors in October 2026, a record for the month. What it means for short stays, furnished rentals and diaspora buyers.

Guyana welcomed 47,726 visitors in October 2026, the most ever for that month and 12.8% more than October 2025 (Guyana Tourism Authority, reported November 5, 2026). More visitors means more people looking for short stays, furnished rentals and, over time, homes to buy. For property owners, the opportunity is real. So is the need to check who you deal with.

What did October 2026 show?

October 2026 set a new record for the month: 47,726 visitor arrivals, up 12.8% on October 2025, per the Guyana Tourism Authority (GTA) as reported by the Guyana Chronicle on November 5, 2026.

From January to October 2026, Guyana recorded 408,349 visitors. The same ten months of 2025 brought 371,446 (GTA, December 2025). That is roughly 9.9% growth year on year, by our calculation.

The GTA says Guyana is on track for its target of 500,000 arrivals in 2026. For comparison, the full year 2025 closed at 453,489, itself a record (Department of Public Information, January 2026).

Who is coming to Guyana, and why?

Most October visitors came for leisure. Business travel was the next clear group. The figures below are GTA shares for October 2026, as reported by the Guyana Chronicle.

GroupShare of October 2026 arrivals
Leisure travel59%
Business travel17%
Other purposes24%
From the United States37.7%
From the Caribbean33.9%
From Latin America9.3%
From Canada7.1%
From Europe5.5%

October also brought major conferences to Georgetown, including the Caribbean Tourism Organization's State of the Tourism Industry Conference (SOTIC), the Bethune Round Table, the Caribbean Shipping Association's 56th AGM and the Global Biodiversity Alliance Conference and Financing Forum.

Why do visitor numbers matter for property?

Every visitor needs a bed. Hotels take part of that demand. The rest goes to guest houses, short-stay apartments and furnished rentals.

Short stays. Leisure visitors were 59% of October arrivals. Many book apartments and homes, not only hotel rooms. Well-run, furnished units in safe, convenient areas stand to benefit most.

Business housing. Business travel was 17% of arrivals, and Guyana hosted several international conferences in October alone. Business visitors often stay longer and need reliable power, internet and transport. Landlords who offer that can serve this group month to month. Browse rentals on Guyana HomeHub.

The diaspora. The United States and the Caribbean together sent over 70% of October visitors. The GTA counts non-resident Guyanese visiting home as visitors. A visit is often where a diaspora purchase starts: a family home, a lot, or a retirement plan. Before you buy, read the top 5 mistakes diaspora buyers make.

I expect steady visitor growth to keep pressure on short-stay and furnished rental supply around Georgetown. That is my view, not a forecast of prices or returns.

What should buyers, landlords and investors watch?

  1. The year-end number. To reach 500,000, November and December 2026 need about 91,650 arrivals between them. The same two months of 2025 brought 82,043. That means about 11.7% growth on last year's close (our calculation from GTA figures).
  2. Who you deal with. More demand brings more people selling property, and not all of them are qualified. Ask any agent for their licence and check it before you pay a deposit. Start with our agent directory and the anti-scam guide.
  3. Title and paperwork. Confirm ownership and title through a qualified attorney before money changes hands, especially if you are buying from abroad.
  4. Location fit. Business visitors and leisure visitors want different things. Match the property to the guest you want, not to the headline number.
  5. Running costs. Short-stay income depends on occupancy, cleaning, power and management. Budget for all of it before you buy to rent.
